Chapter 2 - The Sixty-Day Window
The caller ID displayed the direct line of Judge Evelyn Vance—no relation to Julian, but the presiding administrative judge of the state probate division.
I tapped the speaker icon, keeping my eyes locked on Julian’s smug posture.
"Claire," Judge Vance’s voice crackled through the phone, sharp and hurried. "Did Julian Vance just serve you with a motion for ancestral trust tracing?"
"He’s standing on my terrace with Arthur Sterling right now," I answered.
Sterling chuckled, puffing his chest out as he stepped past Marcus’s shoulder.
"Good morning, Your Honor," Sterling addressed the phone smoothly. "My client is merely asserting his statutory rights under Section 702. We've filed an immediate lis pendens against the ten-acre parcel."
"Sterling, you know damn well that filing triggers an automatic sixty-day freeze on all trust disbursements," Judge Vance warned, her tone arctic. "Claire, under probate rules, once a verified genealogical ancestral claim is entered with prima facie documentation, the bank accounts supporting the property are automatically locked until an evidentiary hearing."
Julian’s smirk broadened into a wide, victorious grin.
"Did you hear that, darling?" Julian taunted, rocking back on his polished heels. "No payroll for your security team. No maintenance funds for the grounds. No liquid access to your hedge accounts."
"We’ve already served the freeze notice on Chase Private Client," Sterling added, tossing the red-bound packet onto my breakfast table, knocking over my coffee cup.
Dark liquid spread across the white linen, soaking into the fresh court papers.
"You have twenty-four hours to grant joint residential occupancy to Mr. Vance while the asset tracing proceeds," Sterling continued. "Otherwise, we file for an emergency judicial receivership to take over the entire estate."
"Occupancy?" I asked, raising an eyebrow. "You think you're moving back into this house?"
"I'm moving into the master suite by sunset," Julian stated, crossing his arms. "And this time, my mother is taking the entire east wing."
"Your mother is in an assisted living facility in Tucson," I noted.
"She’s currently on a direct flight to Newark, Claire," Julian spat, leaning down until his face was eighteen inches from mine. "She’ll be here by four o'clock to collect the keys you kicked down the driveway."
I didn't blink. I didn't reach for the paper.
"Marcus," I said quietly.
"Yes, Ms. Montgomery?"
"Bring the green vault folder from the sub-level safe."
Julian laughed out loud, waving his hand dismissively. "Bring whatever file you want, Claire! My grandfather’s 1968 partnership agreement predates your father’s trust by two whole decades!"
Marcus returned thirty seconds later, carrying not a folder, but an unsealed, military-grade titanium transport hard drive.
