"M-Mr. Sterling," Curtis stammered, his voice climbing an entire octave as he pressed both palms against the mahogany table to steady himself. "Good evening. Is there... is there an issue with the paperwork? Our attorney confirmed the escrow transfer cleared at noon."

"To hell with the paperwork!" Vance Sterling roared, the sound of heavy wind and the metallic screech of industrial machinery echoing in the background of the call. "I have my site preparation crew out at the Blackwood parcel right now. We brought two commercial excavators and a vibratory soil compactor to grade the initial haul road before the rain hits tonight. The operator hadn't been on the ridge for fifteen minutes before the entire southern perimeter cracked wide open!"

Eleanor let out a sharp, muffled cry from the other end of the room, pressing both hands over her mouth.

Curtis’s face went entirely bloodless. "Cracked? What do you mean, cracked?"

"I mean the ground dropped four feet underneath an eight-hundred-thousand-dollar Caterpillar excavator, you incompetent son of a bitch!" Sterling bellowed, his fury vibrating through the phone’s tiny speaker. "The operator barely jumped clear before the rear tracks slipped into a fissure that goes down into a subterranean void. The whole damn hillside is groaning like an earthquake is coming! The county fire marshal is already on his way out here with an emergency evacuation order for the two houses downstream!"

Camille dropped into an armchair, clutching her throat, her chest heaving in rapid, shallow breaths. "Oh God... oh God, Dad, do something!"

"Listen to me, Sterling," Curtis pleaded, sweat pouring down his temples and dripping from his chin onto the polished wood. "The contract... the purchase agreement clearly states the property was conveyed in an 'as-is' condition with no representations regarding soil conditions or subsurface stability! You waived the engineering contingency in exchange for an immediate thirty-day close!"

"You think an as-is clause covers criminal fraud, Curtis?" Sterling’s voice turned dangerously cold, dropping into a low, predatory gravel that was far more terrifying than his shouting. "My on-site geotechnical inspector just pulled the state registry for that specific parcel. The previous owner of record—Wesley Carter—filed an active subterranean hazard monitoring covenant with the Department of Mines, Minerals, and Energy seven years ago! That covenant required mandatory disclosure to any prospective purchaser, along with certified engineering logs for the active hydraulic foundation supports!"

Sterling paused, and the sound of distant emergency sirens began wailing over the connection.

"Not only did you fail to disclose that covenant, Curtis, but my legal counsel just reviewed the county deed registry. The deed of transfer wasn't executed by the actual title owner, Scarlet Carter. It was signed by you, using an emergency power of attorney dated three weeks after Wesley died. My lawyers just contacted the notary listed on that document. The notary broke down in tears and confessed that you paid her five hundred dollars in cash to stamp that proxy without Scarlet Carter ever appearing in her office!"

The room spun.

I looked at my father. He wouldn't meet my gaze. He stared down at the floor, his shoulders hunched, looking smaller and more pathetic than I had ever seen him in my life. He hadn't just used an old, legitimate family document; he had actively bribed a notary to forge an instrument of title so he could liquidate my husband’s legacy before I returned from Chicago.

"Mr. Sterling," Curtis whispered, his knees finally buckling under him as he collapsed into his desk chair. "We can... we can cancel the transaction. We can return the funds."

"Return the funds?" Sterling laughed—a harsh, barking sound filled with lethal corporate promise. "Curtis, that eight-hundred-thousand-dollar excavator is currently pinned at the edge of an active sinkhole. If that hillside gives way tonight, the mud and limestone debris will take out the county water main running through the valley below. The emergency stabilization costs alone are being estimated at one point four million dollars by the county civil response unit!"

"No..." Camille whimpered from the couch, tears finally spilling over her mascara. "No, no, no! What about Westlake? Dad, tell him he can't take our money!"

"Who the hell is that?" Sterling barked over the line. "Is your daughter there? Good. Because my legal team is filing an emergency injunction in the circuit court within thirty minutes. Every single bank account tied to your name, your wife’s name, and that LLC you used to route the proceeds is being frozen under an emergency pre-judgment attachment order. And the Henrico County Commonwealth’s Attorney is already reviewing the forgery charges for the deed transfer."

"Sterling, please!" Curtis begged, tears of pure terror springing into his own eyes. "There must be someone who knows how to stop the collapse! There must be an engineer who understands the system!"

"There was one," Sterling replied coldly. "Wesley Carter. And he's dead. Unless you can raise him from the grave in the next two hours, Curtis, you’d better find yourself the best criminal defense attorney in the Commonwealth of Virginia. Because you’re going to spend the rest of your life in a state penitentiary."

"Wait," a voice said.

It was my voice.

Calm. Clear. Cutting through the hysteria like an industrial diamond.

I stepped up to the desk, pulled the phone toward me, and spoke directly into the microphone.

"Vance."

The other end of the line went dead silent for two seconds.

"Scarlet?" Sterling’s tone shifted instantly, the blind rage replaced by sharp, cautious confusion. "Scarlet Carter? Is that you?"

"It is," I said. "And I’m the only person on this planet who has Wesley's engineering schematics, the hydraulic override codes, and the structural maps for that cavern."
