My father’s hand hovered over his crystal whiskey glass, his knuckles whitening as my laughter drifted into the dead silence of the room. Camille’s manicure gripped the glossy real estate brochure so hard the high-end cardstock creased down the center, right across the photograph of her dream five-bedroom colonial in Westlake Hills.

"What do you mean, underneath it?" Curtis demanded, his commanding tone thinning into something raw and defensive. "It was an as-is sale, Scarlet. A standard cash transaction handled through an investor network. That’s how these things work. The buyer waives contingencies, the seller walks away clean. You don't have to worry about maintenance anymore. I did you a favor."

"A favor?" I tilted my head, looking at the man who had treated my entire life as an administrative problem to be solved for Camille’s benefit. "Dad, Wesley wasn't an ordinary carpenter who liked tinkering in the yard on weekends. He was a senior civil geotechnician who spent twelve years consulting for the state transportation authority on karst topography and limestone degradation."

Camille let out a nervous, brittle scoff. "So what? He was a dirt nerd. That doesn't mean anything. People buy older houses every day without digging up the grass!"

"It wasn't just dirt, Camille," I said softly, the amusement never leaving my eyes. "The southern ridge of Blackwood Hollow sits on a dormant subterranean cavern system. When Wesley and I bought that parcel eleven years ago, we got it for thirty-five thousand dollars at auction because every commercial developer in the county knew the bedrock was honeycombed with dissolving gypsum and active subterranean waterways."

Curtis sat up straight, his face darkening from mild irritation into real anger. "Don't fabricate fairy tales to intimidate us, Scarlet. I had a title search run. The deed was clear. The county records showed no active condemnation orders."

"Because Wesley held the geotechnical clearance personally," I replied, tracing the rim of my water glass. "Every six months, Wesley climbed into the seven-foot crawl space carved beneath the master bedroom foundation. He had installed eight hydraulic pier jacks and a specialized pneumatic stabilization truss tied to an active acoustic telemetry monitor. Every Tuesday night, while you two were busy laughing about his dirty boots, Wesley was manually measuring millimeters of sub-stratum settling. He poured proprietary polymer grout into the fissures whenever the water table rose after heavy rain."

I leaned forward, resting my forearms against the polished mahogany dining table.

"The house didn't stand because it was sturdy, Dad. It stood because Wesley was actively holding it up with constant, skilled, mechanical intervention. When he died four months ago, I locked the sub-foundation valves and turned on the automated monitoring system while I took that ninety-day consulting contract in Chicago."

My mother, Eleanor, who had been sitting quietly at the far end of the table nursing a porcelain teacup, suddenly looked up, her frail hand trembling. "Scarlet... what happens if nobody turns the valves?"

"Without continuous hydraulic pressure balancing the bedrock shifting," I said, looking directly into Camille’s widening eyes, "the limestone pocket under the southern load-bearing wall fractures. Within ninety to one hundred and twenty days, the entire foundation begins a catastrophic shear drop. And considering you haven't touched the crawl space since you put that fraudulent listing up last month, I’d estimate the southern foundation has already dropped at least two inches."

Curtis slammed his hand onto the table, rattling the silverware. "Enough of this nonsense! You're trying to spoil your sister’s happiness out of spite! It’s sold! The investor signed an unconditional waiver of structural warranty! Caveat emptor—buyer beware! Even if your ridiculous ghost story is true, it’s not our problem anymore. The money is in the title company's escrow account, and Camille’s closing on Westlake is completely funded!"

"Is that what your cut-rate real estate attorney told you, Dad?" I asked quietly.

I reached into my leather work tote resting beside my chair and pulled out a certified folder from the state licensing board. I opened it and laid my appraiser’s credentials on the wood alongside the state statutes for real property conveyances.

"Under Section 55-2508 of the Virginia Residential Property Disclosure Act, an 'as-is' clause protects a seller from unknown patent defects. It does not—under any legal precedent in this state—protect a party who uses an unauthorized, fraudulent emergency power of attorney to execute a deed transfer while deliberately withholding known, life-threatening latent structural hazards."

Camille’s breath hitched. "What are you saying?"

"I’m saying that when that floor drops, the buyer won't just file an insurance claim," I said, looking her dead in the eye. "They will file a felony criminal fraud report and a multi-million-dollar civil lawsuit for intentional concealment against the signatory of the deed. And since Curtis signed his name using a forged emergency proxy in my absence... the state attorney general won't be knocking on my door."

I paused, letting the silence stretch until Curtis’s heavy, labored breathing filled the room.

"Now tell me," I whispered. "Who bought Wesley's house?"
